Jack Trimble, Inspector and Vickie McClain, Insurance Broker teamed up for another great presentation.
Jack discussed the inspection business and specific anecdotes that will help realtors be more valuable to their Sellers and Buyers. Jack mentioned recent developments on technology with “arc fault circuit interrupters” being installed in electrical panels. Hot button items on inspections seem to be aluminum wiring and corrections. Jack’s easy style of presentation held our attention.
Vickie McClain followed by giving us a short course in home insurance products. She gave us clues on how to guide our clients into making informed decisions. With a wide range in products and insurance companies continuously raising prices, affordable home insurance is becoming challenging. Vickie is posting an insurance comparison table that will give us ideas on what products may be the most appropriate for a particular home. She mentioned that rates are based on everything from credit worthiness to age of the roof. Homes are now inspected by insurance inspectors before giving final approval. This may occur up to 60 days after closing.
Pat Stelly, Armstrong Relocation and meeting sponsor, had a great poem about home selling, moving and peace of mind. He also answered a few questions about pricing and regulations.
